What survey firms ask us first.
We have been burned by offshore modeling before. Why is this different?
Fair question. We are surveyors first and modelers second. We have been scanning for more than 16 years, starting with the first commercial laser scanning operation in India, back when almost nobody in the country knew what a point cloud was, and we still do field work today. So we read your scans the way you would: we know what the deliverable is for and how your client will use it. Registration issues, control problems and bad scans get flagged when your files arrive, not after we've modeled against them. And you don't have to take our word for it: we'll model a small area of one scan at no cost.
Who do we actually talk to?
Us, directly. You contract with Fourth State LLC dba 3D Geomatic Services, and the people you talk to are the ones scoping and working on your job, so nothing gets lost being relayed. We keep hours that overlap your working day, so you can get someone on a call while the job is live, and you see progress against the calendar we gave you at each milestone. Your files never go to a subcontractor.
What LOD should I ask for?
LOD 200 to 300 covers most renovation and facilities-documentation work, and LOD 400 is for MEP coordination and clash detection. If you are unsure which applies, tell us what the model will actually be used for and we will recommend the LOD ourselves rather than leave you guessing.
Do you handle MEP modeling?
Yes, at LOD 300 and above. We model ductwork, pipework, cable trays and equipment in your MEP families and system types, placed and sized from what the scanner actually captured. Services hidden above ceilings or inside walls are not in the cloud, so we model what was captured and flag what wasn't, rather than guess at it. If the model is for coordination and clash detection, LOD 400 is usually the right spec.
Do you do as-built modeling too?
Yes. Every point cloud to BIM model we build is an as-built model: it shows the building as it stands today. Need 2D plans, sections and elevations instead? We do those too, see as-built drawings.
